Overview

Imperial Engineering were employed by Workspace Design & Build to undertake the electrical element of the refurbishment works to 127 Portland St, part of Bruntwood Estate’s 'West Village' campus.
127 Portland St is a building rich with traditional features long since hidden by previous unsympathetic fit outs. The brief was simple – to reveal the buildings character whilst adding the functionality needed for modern office spaces.
The method was simple, strip back to the roots of the buildings past, rip up the floor coverings and remove the safe plasterboard ceilings to uncover the aged wooden beams and trusses. Imperial Engineering were tasked to design and install power and lighting systems that would be kind to the buildings visual appeal.
The building was semi-occupied so care had to be taken to co-ordinate works for the minimum disruption to the day to day operation of the site.
Imperial Engineering installed a traditionally industrialised containment system of galvanised trunking, tray and conduits a throwback to the craftsmanship of years gone by. This was complimented by a modern suspended linear lighting system, supplemented with decorative feature lighting to suit the individual client needs.

Key Challenges

The key challenges to this project were managing multiple deadlines within a number of different suites, whilst at the same time maintaining a live working environment for the remaining occupied suites. As the works often involved common areas, there was an element of care and logistics that needed to be managed. Particular attention needed to be paid to noisy works and minimizing disruption to the building users.
